Most of us heard and intuitively agree with statements like “buying a house is/was my best investment” or “real estate is the best investment”. Yet, there is a huge difference between these two statements; the former refers to buying a residence as an investment while the later implies “other” real estate investments.

If you own a house, we don’t think about making an immediate profit. We are OK with “loosing” money every month for mortgage and utility payments. After all we need a place to live and we are OK with paying for it. We look to making a profit once we sell the house. As a result, many of us fail to take full benefit of our house as an investment. We pay it off too fast and loose tax benefits or don’t take advantage of equity we have created early enough.  We are afraid to sell it as we fear tax implications. Our caution is justified – owning a house is synonymous with our need for security. We don’t like to experiment with our security.

Buying “other” real estate for investment doesn’t carry similar emotional load. We treat it as every other investment in terms of about positive cash flow, return on investment, etc.

We learn as time goes by and realize that if we only knew “all of it” sooner our lives would be easier and future brighter.
